Navigating Marco Island Neighborhoods

It’s always a beautiful day in the neighborhood on Marco Island no matter which one that you choose. If you’re moving to Marco Island how do you pick which neighborhood is for you? From fishing enthusiasts, to tennis players, golfers, and beach lovers. There is something for everyone if you know where to look.

Cape Marco

Cape Marco is a gated community of six world-class condominiums; Belize, Cozumel, Merida, Monterrey, Tampico, and Veracruz there is a perfect community for everyone from refined luxury to casual sophistication. Fishing and tennis are both available on the beachfront property with easy access to nearby golf courses.

Goodland

Located off State Road 92 at the southeast corner of the island Goodland has direct access to the Gulf of Mexico making fishing a primary pastime for the residents. Real estate here consists of quaint waterfront homes and condos in this fishing community where they have become famous for their relaxed atmosphere.

Hideaway Beach Club

Hideaway Beach Club is a gated community and while there are no canal homes here making it unique among Marco Island real estate options. Single-family homes are either beachfront or inland with more than 300 acres of property, half of which are wetlands and conservancy, making Hideaway home to the world’s largest concentration of native Florida Live Oak trees.  Hideaway Beach Club has a private nine-hole Golf course, Tennis, Bocce, Croquet, and Fitness Center.

Isles of Capri

Considered a hidden gem near Marco Island; Isles of Capri, along with Goodland, offer the access to the Gulf of Mexico for fishing enthusiasts looking for a more peaceful atmosphere. Isles of Capri is located just across the Marco River developed by Leland L. (Doc) Loach when he purchased the four mangrove islands, totaling 600 acres, in 1955.

Key Marco

The gated community of Key Marco spans 500-acres, features 375-acres of protected natural habitat, with only 134 home sites. For residents it offers a private clubhouse, fitness studio and tennis courts. Residents also enjoy the convenience of docking their vessels at Key Marco’s private marina. native habitat parks and conservation areas are the first homesites. The dense foliage and varied terrain create the incredible privacy and natural beauty of the island with history that dates back thousands of years.

Old Marco

Old Marco homes and condos are all “water-direct.” This means your boat size won’t be restricted by bridge height. Plus, you can be in the Gulf in a few minutes from just about any property here. You can find Old Marco at the northern tip of the island via Bald Eagle Road. Rich with history the Marco Cat, a remnant of the Calusa Indians, is the most famous artifact excavated here in 1896. Old Marco was one of only two settlements here long before the island was fully developed for tourism, with a few quaint shops and cafes there is no beach here.

South Seas Club

South Seas Club is a gated Resort with 24 hour security. Covered parking garages. The Resort features a large heated pool, cardio fitness area, offering soft surface tennis courts and boat slips at an additional fee. You’ll find a variety of marine and bird life, natural beach terrain and sea turtles since South Seas is adjacent to Tigertail Beach.

The Estates

Located on the southeast corner of the island, all the properties are water direct so the size of your vessel isn’t limited by bridge height. Lots within The Estates are large allowing for impressive architecture and breathtaking views. Perfect if you want to execute an architectural vision and enjoy watersports right out your back door.

The River Area

Spanning from the Old Marco area all the way down the east side of the island to San Marco Road River Area on Marco Island is characterized by its large, water-direct lots and sizable houses and a just a few waterfront condos. While there is no beach in the River Area, owners have access to Residents’ Beach. Lots are much larger here with no bridges to limit the height of your boat along with deeper water there are almost no limits on your vessel from sailboats to yachts. A great place for anyone looking to own a piece of paradise.

The South End

The South End of Marco Island is all about boating and condominiums. The South End has condos for every budget a boaters and fishermen looking for condos with boat docks focus here and in Old Marco, the beach is a short walk away. There is a limited supply of single family homes or vacant lots for those looking to build. No matter your price range it there is a place for you on the desirable paradise coast.

Tigertail Beach

Tigertail Beach is at the northern end of Marco Beach, beyond the big high-rise condos. In 2016 Collier County opened a bird watching tower at the family beach park and natural species habitat. Tigertail Bay Condominiums, built in 1974, offers easy access to Grove Village center full of shops, restaurants, parks, and marinas.
